Frequently Asked Questions about the Sell with Soul School for Rookie Real Estate Agents

How are my assignments delivered? The SWS School for Rookie Real Estate Agents (hereinafter referred to as The Rookie School) is a guided, self-study program that lasts six weeks. Every day, Monday through Friday, you will receive an email that gives you your assignment(s) for the day. Each assignment is explained in detail, or a link provided to additional outside material.
Do I need to be available during certain hours, or can I do the assignments when it's convenient for me? You may do the assignments on your own schedule; there is no "class" to show up to or requirement that you are available at any particular time of day. Of course, you'll want to stay on top of your assignments which will require a daily time commitment, but the time of day you do them is not relevant (unless the assignment relates to something you need to do during "office hours.")
Can I skip an assignment if it isn't relevant to me? Of course! Because every real estate agent enters The Rookie School with his or her own unique set of circumstances, there may be assignments that you've already completed or aren't relevant in your market or business model.
What if I'm not brand new; will The Rookie School still be of any use to me? Probably, depending of course, on where you are in your real estate career. If you are in your first month or two, it will almost certainly be extremely helpful and relevant; if you are six months into the game, but feel you didn't get the training you needed in the beginning, or if you've recently relocated to a new market area, we're pretty sure you'll get your money's worth out of it as well. If you're a year or two into your career and are just a little frustrated with your progress, The Rookie School may or may not be the best program for you. But we may have another product that's just perfect - ask us!
What sort of prospecting techniques do you teach in The Rookie School? Honestly? There is very little prospecting instruction in The Rookie School. We believe that new agents should focus first on becoming competent managers of a real estate transaction before pursuing business and accepting payment for service. We do cover creating your sphere of influence database and doing your announcement letter, and in the final week, we introduce some prospecting strategies, but overall, the goal of The Rookie School is to get you up to speed on the nuts and bolts of your job as a real estate agent, so that you have the confidence to go out in the world and generate business for yourself when the time is right.
How does The Rookie School coordinate with the training my broker has planned for me? In many cases, your SWS training will complement and supplement your office training, and perhaps fill in the gaps the office training doesn't cover. Every real estate company has a different approach to new agent training; some focus primarily on prospecting strategy, others on competence-building and some offices offer no training at all. That said, The Rookie School DOES NOT take the place of local training and support you'll need; please do not consider joining an office that does not promise to make someone available to you to help you through your early days and first transactions.
The Sell with Soul School for Rookie Real Estate Agents - Overview Wondering, specifically, what the assignments cover? Well, wonder no more!
Week One: Identify your contact information and marketing photo, start learning and practicing with your MLS, start making a list of everyone you know, ask about and get access to contract software, keep an eye out for an unofficial mentor, visit weekend open houses.
Week Two: Familiarize yourself with the buyer process, continue working on your list of everyone you know, learn about and go out previewing, begin mastering the Purchase Agreement and disclosures, role-play completing, explaining and printing out a Purchase Agreement, observe another agent explaining a Purchase Agreement, look for a good lender, continue practicing with the MLS.
Week Three: Get organized, practice preparing comparative market analyses (CMAs), create a listing proposal template, watch another agent role-play a listing presentation, give some thought to your listing fee, practice creating listing paperwork in your contract software.
Week Four: Role-play presenting a listing agreement and disclosures, practice a listing presentation on two friends, more practice creating CMAs and pricing, accompany another agent on various client appointments.
Week Five: Catch-up week from Weeks One - Four, begin working on your announcement letter, start mastering a specific market, hold your own open house.
Week Six: Start creating your bringing-in-business plan (aka Prospecting).
