Today I have to keep an old song by Frank Sinatra in my head..."That's Life". It's a good one, especially for newbie (and some oldie) real estate agents. Now, I am not exactly that old,OK? My DAD listened a lot to Sinatra,OK? Within 1 week, I have found that a client has negotiated a deal on a FSBO (one that I pointed out to her..sheeesh!), The phone number I was given for my first fairly hot lead on a listing is a wrong number (with a disconnected number being the one listed for the party), and I found out yesterday while manning a booth at a home show that again, a prospect had gone with another agent...@%#$! I am just shaking my head and laughing today. Like Sinatra says, "Each time I find myself flat on my face, I pick myself up and get back in the race!  So today I contact the FSBO former client and again soulfully tell her I will help in any way ( secretly wishing on my dark-soul side that the inspection will fall through...  ), DRIVE BY the possible listing, hoping it is not vacant, and keep on movin' on...taking my brand new copy of Sell with Soul to the office for floor duty. Ah...I still think RE is cool, though.

Cheer up...LOL...at least all the bad stuff is working its way out of the way, right? Just one thing - I don't know how it is in your neck of the woods, but our E&O insurance does not cover us if we give advice to a party who is not our client - i.e., in your FSBO scenario, so I would say tread lightly, if at all, or at least check and see if you are covered. Now, I think you would have to really give out a lot of advice or really start acting as a de facto agent to get into any kind of liability, but still, I would be careful as to what I said or did. Just my two cents' worth. Now, back to the race and on to better clients and opportunities!

Wow, that is a tough week!
I'm a newbie myself (just made my first listing last week) so I don't have any advice for you... but glad to hear that you are "keepin' on"!

Learn from the bad stuff, put the bad stuff BEHIND you, then move FORWARD. Don't go into the office and talk to other agents about the bad things that happened. They will probably bring up negative things that have happened to them. Negative attracts negative...positive will attract positive. Think positive thoughts ONLY. Yes, read your SWS.

Thanks, folks. Susan: Thanks a bunch for the advice on advice. I need to be careful, and I am SURE my broker would be happy,too! Kim: Thanks a bunch...It could always be worse and it will definitely get better. I caught up with the potential listers and they are calling me back when they can meet for a pre-listing visit. Chuck: Not a problem! I am a survivor...a soul survivor...oh gawd..(I'm taking medication) and you are absolutely right. Nothing good ever came from negative thinking. I truly am laughing about it. Now, if I could just get these smiley faces stuck on these two voodoo dolls.

I found out early in my RE career that there is one word that is appropriate when these things happen. I heard the nay-sayer of the office but did not listen. I heard the positive ones in the office also. When I heard this word I began to listen to them. That is where the magic word came from. The word works in a lot of situations and became one of my single most favorite words in this business. Works excellent after closing also!

It is time to get on to the next deal. Tomorrow will be more fun than today!

Hey~ I have not been around in a bit...but this is exactly the kind of post that people need to see!
I have days where I'm driving down ( or up) the road and just pray for one lucky thing, just a simple act of kindness and one person that will hear what Im saying. There are tons of up days and down days in this line of work...and when we sit back and vent in our little world here, we give others hope that it will turn around, that it is only temporary and good things and better luck is around the corner.

Since this minor setback, it has happened again...as I am certain it will repeat during a career. However the overall good of the last month has far outweighed the bad, and I have remembered that it is a conscious choice to be "bummed out", just as you can choose to be un-bummed. You focus much better when you are un-bummed.

There are SO many times when I've noticed that if I lose a client for one reason or another (they've decided not to move after all; they bought a FSBO, etc.) then shortly after (usually the same day) I'll get a new client by a referral, a walk-in, something. It's like losing the first client has opened up the space for something/someone else to move in. I love when that happens!
