Author Topic: My first open house...but competing agent won't let me preview  (Read 571 times)

Hi everyone!

I am doing my first open house this weekend. It is in a new 55+ community. Many of the units are brand new. The listing that my broker has is for one that has been fully upgraded ( granite counters, wood and tile floors, SS appliances etc.) and it is about $$10,000 more that a new unit that has no upgrades. The owners really need to sell it.

Anyway, the agent that holds all the new unit listings won't let me in to preview, and he is also not showing my brokers unit when he shows his units. He says that the unit is overpriced, even though he just sold a comparable unit for only $3,000 less.

So, what can I do? When I tried to arrange to see some of the listed units, he told me flat out no. My Broker approached him, and he told my broker no, that previewing was a waste of time. I have previewed the unit I am holding open, but I feel very unprepared for potential questions. Any guidance? Huh

This would be the last open house I do there... Surely there are other properties where the listing agent has a few more brain cells to bang together. There's so much wrong with this picture, I don't know where to start!

So, do your best and find somewhere else to spend your time and energy on!

I know. The whole situation is kind of odd...but the owners are family of my broker, and her husband just passed away, it's the only reason he is following through with it. I offered to do it before I was aware of the full scope of the situation. Blah

But, I have been looking into as much history on some of the units as I can via our MLS. I have a list of recently closed, under contracts and active on the market listings. I plan to study that as much as possible so that I can have at least basic knowledge of the goings on.

I am also being stonewalled my the management company as the agent is related to the overseer, so no help from them their either as far as anything but public knowledge information. They actually told my broker he had to remove his signs because they were "distracting" away from the other for sale signs with the listing agent's details.

So, needless to say, my TYPE A personality is screaming at me for not being able to TYPE A my way through my first open.

So, I did it...and I was nervous...and the weather was HORRIBLE...all signs pointed to the clear fact that I shouldn't be here..

But, I think I met my very first buyer clients  Grin

They are moving by February first to be close to their daughter and new grand baby. They told me about a house they were dying to see, but couldn't get in touch with the listing agent. The wife told me she really like my knowledge of the area and that I was more friendly than the other 2 agents at the other 2 open houses, so, I think they will be working with me Smiley

I emailed the info for the other listing to her that night. From what I thought was going to be a bit of a disaster really turned out great! And, as I was packing up my Open house, my broker called me to show a house to a couple that had called him on his listing. I ended uo showing them 3 houses and it turns out they have a house to sell too!

All in all, it was a great day!
