Hi all,

I am currently in the process of developing a website that will contain listings for apartment rental units in several cities.  I have marketing strategies in place that will drive plenty of potential tenants to the site.  I am also charging absolutely nothing for a listing, but rather what I want is a fee if and only if the person signs a lease.  Please understand that I am not trying to work around full service agents.  But in my area (and others) the overwhelming majority of agents do not seem interested in rental clients and so I am trying to fill a need there.  In fact, part of my marketing strategy includes working with local agents as partners where possible and where it benefits us mutually.

As I have most of the wheel already in motion, I was wondering if anyone here had advice for me on how to obtain a fee/commission agreement with property managers, what it would be standard to ask for, do I produce the contracts or do they, and anything else one might think of.  I have spent alot of time on marketing and web development, however this last part is information that is hard to come by as an industry outsider.

Any help appreciated, and if possible, once we launch I would be happy to consider working with people from this forum.
