I've been selling new homes for the last 4 1/2 years but now I'm in a position to be able to sell resale as well. I'm so glad to have found this site because I'm being told I need to "farm" and it just doesn't feel right to me. I've enjoyed selling new homes because people come to me and I get to help them through the process. I don't want to pester my friends for referrals and when Jennifer says that seems desperate that is exactly what I feel. What I've read so far about building SOI makes so much more sense to me and sounds like so much more fun. That is my New Year's goal. Happy New Year to everyone!

Hi Cindy,
I'm sorry I'm late welcoming you. I think you will enjoy reading a lot of the posts here. After 4 1/2 years of taking good care of people, you already have a "farm", if you want to call past clients vegetables Wink. They already know you! You should be in a pretty good position!

Hi Bill, I'm late replying too. I do have past clients that have purchased new homes from me but most of those clients are upside down in their homes since they purchased during the peak. The idea of listing a short sale is very scary. I really have no experience as a listing agent much less with short sale listings. My experience in new home sales is strictly with buyers. I'm very good at working with buyers who come in to the models. I'm lucky enough to still be working in new homes but with a small local builder who also allows me to sell resale. Enough of my whining already. I just have to look at it as a new challenge and learn the ropes. Thanks. Wink

hi Cindy,

Right attitude! If I may suggest, if you haven't done a short sale you might want to try and reach out to a local that is willing to share some experience in this area. I was fairly lucky that when I asked any agent for help they never blew me off. I think agents, in general, like to teach; its kind of what we do as we counsel on matters.

Anyway, I think you already know short sales are tough. I just say keep the calls going every day or other day to keep things moving. I kept a very tight schedule because negotiations were up to the very last day of closing after 4 months of work. It was very grueling. And honestly, that wasn't my toughest case. Selling an apartment was.
